The Challenge
The facilities management team of a multi-tenant commercial office building in Doha identified significant gaps in the building's physical security infrastructure during a routine security audit. The existing CCTV system — comprising legacy analogue cameras installed during the building's original fit-out — was producing footage of insufficient quality for identification purposes. Several cameras had developed faults that had not been rectified, leaving blind spots across common areas and the basement car park.
Access control to the building and individual tenanted floors was managed through a basic magnetic card system with no biometric capability, no integration with visitor management, and no centralised audit trail. The car park relied entirely on a barrier arm with no vehicle identification capability.
The building management team required a comprehensive physical security upgrade that would address all of these gaps, support the building's premium commercial positioning, and provide facilities management staff with a single unified view of building security and access.
Our Approach
Noventrix Systems began with a detailed physical security assessment of the building, covering: camera coverage mapping across all floors, common areas, car park levels, and building perimeter; access point analysis identifying every door, lift lobby, stairwell, and service entrance requiring controlled access; visitor flow analysis mapping the journey of visitors from building entrance through to individual tenanted floors; and integration requirements review to understand the building management team's operational needs.
The assessment produced a comprehensive security design that was reviewed and approved by both the building owner and the tenants' facilities representatives before procurement commenced.
What We Deployed
- IP CCTV System (128 cameras): Replaced all legacy cameras with a new IP CCTV system comprising 4K resolution fixed cameras in all indoor common areas and corridors, 2MP cameras in lower-risk areas, PTZ (Pan-Tilt-Zoom) cameras at building entrances and key common areas, ANPR cameras at all car park entry and exit points, and weatherproof IP cameras on the building exterior and terrace areas.
- Video Management Software (VMS): Deployed a centralised VMS platform on dedicated server infrastructure, configured with intelligent video analytics including perimeter breach detection at building boundary points, loitering detection in car park levels and service areas, object left behind detection in common areas, and ANPR watchlist alerts at all vehicle entry and exit points.
- Biometric Access Control: Replaced the legacy magnetic card system with a multi-factor access control system combining smart card and fingerprint biometric authentication at all main entry points and lift lobby access points. Each of the 12 tenanted floors received dedicated biometric access control at the lift lobby — restricting floor access to authorised personnel only.
- Visitor Management System: Implemented a digital visitor management platform at the main building reception, supporting visitor pre-registration, digital check-in, visitor badge printing, automatic host notification, and full visitor audit trail — replacing the paper-based visitor register.
- Car Park ANPR & Barrier Management: Integrated the ANPR cameras with an automated barrier management system enabling authorised vehicles to enter and exit without staff intervention, while flagging unregistered vehicles for security team review.
- PSIM Platform: Integrated all physical security subsystems — CCTV, access control, visitor management, and ANPR — into a single PSIM (Physical Security Information Management) platform, providing the facilities management and security team with a unified operational view across all building systems.
- Structured Cabling Infrastructure: Installed CAT6A data cabling and a dedicated optical fibre backbone to support the new IP camera network — separate from the building's corporate data network.
The Outcome
The project was completed within the 12-week programme, with all systems commissioned and handed over ahead of the building's annual facilities contract renewal period.
- Camera coverage was increased from 67% of identified risk areas to 100%, eliminating all previously identified blind spots including the entire basement car park and all stairwell access points.
- The VMS video analytics capability reduced the security team's reactive workload significantly — intelligent alerting replaced the need for continuous manual monitoring of 128 camera feeds.
- ANPR integration with the barrier management system reduced car park staff requirements from a dedicated two-person post to a single-person monitoring role, with automated barrier management handling the majority of vehicle access events.
- The biometric access control deployment eliminated the risk of lost or shared access cards — a specific concern raised by multiple tenants in the pre-project assessment.
- The PSIM integration was subsequently highlighted by the building's premium commercial tenants as a distinguishing factor in their decision to renew their tenancy agreements — citing the professional-grade security environment as a material factor in their assessment of the building.
- The facilities management team reported that the unified PSIM view had fundamentally changed how they managed building operations — reducing the time required to investigate access and security incidents from hours to minutes.
